Excellence in Luxury Mountain Home Rental and Management

Progressive Property Managment in Vail/Beaver Creek

Property Manager Forum

Dear Vail and Beaver Creek Homeowners,

Summer is at it’s end, and it’s time to coordinate any last minute off-season projects/home upgrades before the Winter season is in full force. As it relates, we encourage those owners who rent their homes with us to contact us concerning upgrades to keep their homes updated and rating at a gold or platinum level.

In addition to constantly improving the level of service our rental guests receive, we have worked hard to refine our brand and focus our marketing efforts to reach the luxury traveler destined for the Vail Valley. This higher echelon client obviously brings higher nightly rates, but those clients also bring with them very high expectations of their accommodations. We are proud of the job we do in capturing and serving these travelers, and giving them world class hospitality experiences, but unfortunately the Vail marketplace is not going to let us rest on our laurels, for (as most are aware) Vail is in the midst of an unprecedented change in its lodging makeup.

With the construction of the Four Seasons, the Ritz-Carlton, a Fairmont Hotel, the Vail Plaza Club, and the recent opening of the Arrabelle, Vail is being flooded with well over a thousand new premium hotel rooms, suites, penthouses, and condos. This change will certainly make the luxury rental market fiercely competitive in the years ahead. Homes that fail to earn gold or platinum L.Q.A. (Lodging Quality Assurance) ratings from the Vail Valley Partnership will no longer be suitable for Peak’s rental program after the 2008/2009 rental season, as our marketing efforts, pricing structures, and service standards are now geared almost entirely towards the luxury minded traveler. Those owners who don’t wish to keep their homes at a gold or platinum level and still want to have access to our broad range of maintenance and concierge services are certainly welcome to keep their homes within our homecare program.

Scott Mattson (Peak Properties Reservations Manager) was recently featured in a Vail Home Magazine article that talks about the importance of keeping homes updated, and that the failing to do so can actually cost owners substantial amounts of money lost in low rental revenues. Scott says “We have a responsibility to all of our homeowner clients to maximize their annual revenues, and the best way we can fulfill that responsibility is to work together with owners to maintain a premium, marketable lodging product, year in and year out”. To make the process of upgrading easy, Peak Properties can create an individualized correspondence with our suggested upgrades, improvements, and punch-lists that most relate to the rating system and getting top rental dollars.

Whether you are one of our long time owners, or someone looking to use your luxury real estate investment to earn impressive rental income, please do not hesitate to call us with questions about maximizing rental revenues through home improvements, and amenity upgrades!
